Barlings Barn is a barn conversion with further cottage accommodation, set in a secluded hillside position near the village of Llanbrynmair in Powys, Mid Wales. The buildings stand a few steps apart around a courtyard and together provide 15 bedrooms and 12 bathrooms, with beds ranging from king-size and doubles to singles, Z-beds and sofa beds, plus three cots. Groups of 15 and upwards are accommodated, with room for around 30 adults besides babies and toddlers. Only one party stays at any given time, so the leisure facilities are theirs alone. Children are welcome and up to four dogs may come along.
The interiors are centrally heated and keep their exposed beams, with a wood-burning stove in the main sitting area, Sky TV, wifi and a dining table seating 30 so the whole group can eat together. The kitchen has a dual-fuel range cooker with double oven and hob, dishwasher, microwave, fridge-freezer, coffee maker, washing machine and tumble dryer. Several bedrooms are en suite, and there is a ground-floor bedroom and bathroom with grab rails by the shower and toilet and a shower seat. Indoor leisure includes a heated swimming pool, sauna, squash court, badminton net, a games room with pool table, table tennis and darts, a disco room, a piano, board games and a selection of books. Outside there is an enclosed garden with a stream running through it, a patio, balcony, barbecue, fire pit, swings, a Wendy house, a stargazing area and a spot for watching birds, along with an outdoor hot tub and swim spa. Parking is available for up to 15 cars.
The house suits family gatherings, reunions, significant birthdays and anniversaries, as well as hen, stag and corporate groups. A pub lies within a half-hour walk, and Newtown is about 12 miles away, with the nearest railway station at Caersws. Snowdonia National Park begins around ten minutes away by car, with Cader Idris and the beach at Aberdovey roughly 35 minutes off. Walking, fishing, golf, mountain biking and clay pigeon shooting are all close by, and days out include Powis Castle, Montgomery Castle, the Centre for Alternative Technology, red kite feeding stations, the Talyllyn Railway and the Elan Valley. Shrewsbury and Chester are around an hour and a quarter away.
