Sandbeds Farmhouse is an eighteenth century Westmorland farmstead near Grayrigg in Cumbria, extensively renovated to sleep ten guests plus infants in five large bedrooms. It holds a Gold award and stands on a working farm of a hundred acres, midway between two national parks: the Lake District on one side, the Yorkshire Dales on the other. That position is the real draw. It means a group can spend one day on Windermere and the next in the Dales without moving base, and come back each evening to somewhere quiet, with views over fields, fells and garden and no passing traffic.
The open plan living area combines a seating space with a Smart TV, a generous dining area seating ten and a farmhouse kitchen with a range cooker, microwave, dishwasher and Smeg fridge, with large patio doors opening to the outdoor dining and barbecue area. A separate snug provides a second sitting room, with two large sofas, another Smart TV and a wood burning stove. The boot room holds a washing machine, freezer and drying area, which anyone who has walked in Cumbrian weather will recognise as essential rather than a luxury. Underfloor heating runs through the house, and there is an office area with a desk for anyone who has to work. Towels, bed linen and a welcome pack are provided, and the property is described as allergy friendly.
On the ground floor is a super king bedroom, which can be made up as a twin, with garden and fell views and direct access to a shower room with a walk in shower, basin and WC, making it suitable for guests with limited mobility. Upstairs are a second super king or twin looking over the orchard and rockery garden, a double overlooking the front country garden, a king size room with a striking bronze and grey feature wall, and a further king with dual aspect views over open fields. The two upstairs bathrooms are well appointed: one with an oak framed walk in shower, a rolltop bath and twin sinks, the other with a modern walk in shower, a freestanding bath and a basin. Outside, a herbaceous garden and patio hold outdoor furniture and a barbecue, with a large lawn beyond and the farmland open to guests to walk. Free private parking is available for six cars. There are no pets at this property, and a cot and high chair can be provided.
Kendal, a historic market town with good shops and places to eat, is five to seven miles away, and Kirkby Lonsdale, a handsome stone built town on the edge of the Dales, is about fourteen. Oxenholme Lake District station is seven miles off, and the M6 is close at junctions 37 and 38. Lake Windermere, Ullswater, Aira Force, Grasmere and the Wordsworth Museum, Lowther Castle, Holker Hall, Blackwell, Kendal Castle, the Lakes Aquarium, the Lakeland Motor Museum, Lakeland Wildlife Oasis, Lakeland Maze Farm Park and the World of Beatrix Potter are all within range. Walking is the obvious activity, with climbing, mountain biking, kayaking, sailing, paddle boarding, fly and coarse fishing, horse riding, pony trekking, golf and clay pigeon shooting nearby. The Kendal Mountain Festival and Westmorland County Show are the local highlights, and short breaks run all year.
