Koi Keep is a single-storey holiday cottage on Wallrudding Farm, a working farm set in private grounds close to the village of Doddington in west Lincolnshire, around five miles from Lincoln. It is one of three self-contained units created from 19th-century farm buildings, and sleeps between three and six people in three twin bedrooms, with one bathroom. Original features and exposed beams remain in place, and the layout on one level means the bedrooms and bathroom are reached without stairs. Children are welcome and a cot is available; dogs cannot be accommodated. The minimum stay is three nights, with short breaks possible and no fixed changeover day.
Inside there is a sitting room with a TV, a kitchen fitted with an electric cooker, dishwasher, microwave and fridge-freezer, and a dining table seating six. A washing machine, wifi and central heating are provided, along with bed linen, towels and a welcome pack. Outside, the farm's extensive grounds include mature fishing lakes a short walk from the cottages; guests here have exclusive fishing rights, though an individual rod licence is required. The lakes hold three varieties of carp as well as tench, golden orfe, rudd and roach. A large heated indoor swimming pool on site is shared by guests of all three cottages, open from 9am to 8pm with changing rooms. Parking is available at the property.
The setting suits anglers, families and small groups of friends looking for a rural, secluded base with level access, and there is a pub nearby. Golf, walking and cycling are all possible in the surrounding countryside. Doddington Hall and Gardens, with its house, grounds and coffee shop and restaurant, is roughly a mile away. Lincoln, about five miles north, has its cathedral, castle, museums, shops and a wide choice of places to eat, including the Cheese Society, Pyewipe and Cafe Zoot, and is also the nearest railway station and airport. The market town of Newark lies around ten miles south, with its castle, shops and restaurants such as Cafe Blue, Rushtons and The Old Bakery and Tea Rooms. Tattershall Castle and Newark Castle are within reach for day trips, as are Chatsworth House, Clumber Park, Sun Down Adventure Land, Cleethorpes and Skegness. Annual events include the Lincolnshire Show, the Waddington Air Show, Lincoln Christmas Market and the antiques markets at Swinderby and Newark.
