The Old Malt House sits halfway up the hill in the tiny village of Exton, a village of about twenty houses on a steep hillside reached by a quiet single-track road in a peaceful corner of Exmoor National Park. It sleeps four in two bedrooms, holds a five-star rating with a Gold award and takes up to three dogs for a supplement. The only noise tends to be pheasants wandering through the village and the sheep and cows on the nearby farm.
The lounge has exposed wooden beams, ample comfortable seating, a charming inglenook fireplace with a wood-burning stove and a fifty-inch smart television, leading through to the kitchen and dining area. The modern kitchen is well equipped with a cooker, microwave, freezer, dishwasher, toaster and washing machine. There is also a rustic games room with a table tennis table, which is a good thing to have on a wet Exmoor afternoon.
The two bedrooms are a king-size and a twin, with a ground-floor bathroom holding a shower over the bath. A high chair is available and towels and bed linen are provided. Children are welcome, but there are a number of steep steps around the property and an uncovered pond by the stream, so they need supervising at all times; the cobbled courtyard entrance also means the cottage may not suit guests with restricted mobility.
Outside is a beautiful private enclosed elevated garden facing south-west, with garden furniture and stunning countryside views, plus off-road parking for two cars and secure bike storage. Bridgetown lies 400 metres down the steep hill, with a pub serving very good home-cooked food, a campsite with a well-stocked shop and a bus stop with services to Dulverton, Exford, Winsford, Wheddon Cross, Dunster and Minehead, which opens up a lot of point-to-point walking. Excellent walking and road, mountain and gravel cycling start from the door. Dulverton, seven miles or fifteen minutes away, has independent shops including a greengrocer, butcher, bakery, art gallery and craft shops along with tea rooms, pubs and restaurants. Dunkery Beacon and Tarr Steps are within fifteen minutes, the dog-friendly beach at Dunster twenty, and Minehead twenty-five.
