Cottage 1 at New Yatt Farm is a two bedroom conversion of an old dairy, sleeping four in the Oxfordshire countryside at the edge of the Cotswolds. It stands a short way down an unmade track alongside two other holiday cottages and the main farmhouse, in honey coloured stone with exposed beams inside, and it carries a Gold award. The position is genuinely rural, with views over fields and farmland and walks along farm tracks straight from the door, yet Witney and Woodstock are both close, Oxford is thirteen miles away and Hanborough station is three. One well behaved dog is welcome.
The ground floor is open plan. The kitchen is better equipped than most cottages of this size, with a Falcon range cooker, a Miele dishwasher, Bosch washing machine and tumble dryer, an upright fridge freezer, a microwave and a coffee maker, and there is a dining table for four. Two comfortable sofas face a log burner and a flatscreen television, and underfloor heating runs through the cottage, so it works as well in February as in August. Upstairs, the main bedroom has an And So To Bed super king bed with a Hypnos mattress; the second bedroom is small but holds two genuinely comfortable single beds. The bathroom has a bath with a shower over and a handheld shower, a basin and WC. Beds are dressed in four hundred thread count Egyptian cotton with White Company toiletries in the bathroom, and the broadband is ultrafast Gigaclear.
Outside there is a private patio garden at the front of the cottage, enclosed and a pleasant place to sit with a drink at the end of the day looking out at the fields. Parking is provided for four cars, with an electric car charging point on site. Towels, bed linen and a welcome pack are included, and short breaks are available all year round. The overall feel is of rustic character kept intact and then quietly modernised, rather than a conversion that has lost sight of what the building was.
A pub lies within a thirty minute walk, with plenty more local pubs and restaurants including gastro options, and restaurants and cafes in the nearest town within five miles. Woodstock, a short drive away, has cafes, delis and country pubs along with Blenheim Palace; Oxford, about thirty five minutes off, offers the Ashmolean, the Pitt Rivers and University Museum of Natural History, the Botanic Gardens, the Radcliffe Camera and Oxford Castle and Prison. Family attractions nearby include the Cotswold Wildlife Park and Gardens, Crocodiles of the World, Cogges Manor Farm, Fairytale Farm and Didcot Railway Centre, with Minster Lovell Hall and Dovecote worth a detour. Walking, hiking and nature trails are on the doorstep, with golf, tennis, squash, sailing, river and coarse fishing and watersports within reach, and the Cornbury Music Festival, Oxford Literary Festival and Oxfordshire County Show fill out the year.
