New Yatt Farm is a Grade II listed farmhouse near Witney in Oxfordshire, renovated to sleep large groups and set in eight acres of garden and paddock at the end of a quiet country lane. There are seven bedrooms, five bathrooms and three reception rooms spread over three floors, with a Gold award and views over fields and farmland from most rooms. It sits on the edge of the Cotswolds National Landscape, about fifteen minutes from Woodstock and its cafes and inns, thirteen miles from Oxford and four miles from Hanborough station. The combination of space, privacy and proximity to Oxford makes it a natural choice for family gatherings and special occasions.
The ground floor holds a sitting room with deep sofas, an inglenook fireplace and a television with a full Sky package, and a bright kitchen and dining room designed by Johnny Grey. It is equipped on a scale that suits the house: a large corner fridge, Gaggenau appliances including two microwaves and a steam oven, two dishwashers and a substantial freezer. The dining table seats sixteen with the option to extend to twenty, and there is a nook alongside with extra seating and a second television. A utility room with a Miele washing machine and dryer, a boot room, a downstairs WC and a games room stocked with books and games complete the level, along with a ground floor bedroom with a super king bed, two singles and a wet room for anyone avoiding stairs.
Upstairs are a large bedroom with an emperor bed, a single, a seating area and an en suite with bath and shower; a twin; a double with an en suite shower room; a super king room with an additional single or day bed; and a family bathroom with a corner bath. The second floor, reached by a steep spiral staircase that will not suit very young children or less steady guests, has a further double with en suite shower room and a generous three bedded room connected to it by an access door, which works well for a family. Outside, the walled private garden holds a Jacuzzi hot tub, a large fire pit and barbecue, and in summer there is room for croquet, badminton and giant Jenga. A games room in an adjacent building has a pool table and table tennis. Underfloor heating, an open fire, wifi, towels, bed linen and a welcome pack are all included, along with free off road parking and an electric car charging point. Two dogs are welcome.
The lane is shared with just three other holiday cottages, which may also be available for larger gatherings subject to separate availability. Witney and Woodstock are the nearest market towns, with Blenheim Palace at Woodstock the obvious first outing; Oxford, around thirty five minutes away, offers the Ashmolean, the Pitt Rivers and Natural History museums, the Botanic Gardens, the Radcliffe Camera and Oxford Castle and Prison. Family days out include the Cotswold Wildlife Park, Crocodiles of the World, Cogges Manor Farm, Fairytale Farm, the Cotswold Motoring Museum and Didcot Railway Centre, with Minster Lovell Hall nearby. Walking starts at the gate, and golf, tennis, squash, croquet, river and coarse fishing, clay pigeon shooting and bird watching are all available locally. The Oxfordshire calendar is busy, with the Wilderness and Cornbury festivals, The Big Feastival, the Oxford Literary Festival and the county show. Short breaks are available all year round.
