About Toad Hall, Swilland

Toad Hall is a Grade II listed timber-framed Tudor house set in two acres of garden in the Suffolk countryside at Swilland, near Woodbridge. It sleeps ten in five bedrooms with three bathrooms, holds a Gold award and takes two dogs. The interior has an inglenook fireplace and a wealth of exposed timbers, and it is about two hours' drive from London.

The house is generously arranged: a sitting hall, two sitting rooms, one with an open stove fire and wood provided, and a games room with a table tennis table and a double sofa bed. There is a large, well-equipped farmhouse-style kitchen with a double oven, microwave and dishwasher and a walk-in larder with a freezer, a shower room with washing machine and dryer, a downstairs WC, an office area with a desk, and an entrance boot room with a large overflow fridge, which is the sort of practical detail a group of ten appreciates. Central heating runs throughout, along with wifi, digital television and a sound system, plus board games, a card table and a selection of books.

The bedrooms are two king-size rooms, a double and two twins, one bedroom and bathroom on the ground floor, with one en-suite among the three bathrooms. A cot, high chair and stairgate are available and bed linen is provided.

The large gardens usually have plenty of wildlife about, with pheasants, ducks and rabbits, and there is a large outdoor dining table, swings, a Wendy house and badminton equipment, plus parking for six cars. The site is dark-sky friendly and, usefully for nervous dogs, a fireworks-free location; at Christmas the house is decorated with a tree. The Moon and Mushroom in the nearby village is an excellent local, a fifteen-minute walk and dog-friendly. Horse riding is just along the lane at a riding stable that also serves as an exam centre, and golf, fishing and sailing are all a short drive. Woodbridge, six miles off, sits on the River Deben with restaurants, pubs, antique shops and the Tide Mill Museum, and Westerfield has the nearest station. Framlingham Castle, Easton Farm Park, Sutton Hoo, Helmingham Hall, RSPB Minsmere, Orford, Aldeburgh, Snape Maltings and the beaches at Walberswick, Southwold, Felixstowe and Frinton are all within range. The owners take stag, hen and birthday parties.
